QUEENSLAND.
To Woolstaplers, Speculators! and mer-
chants«
Messrs. W, Dean and Co.,
HAVE received instructions from the pro-
prietor to sell by public auction (unless previously'disposed of by private contract), on MONDAY, 15th Ootober, at li o'clock,
All that magnificent propoity at Cleveland,
known as the fellmongeiing establish- ment which has produced the far-famed
A. and S. wool. '?
The property contains 111 acres, a great por- tion of which is fenced in, together with about 15 acres of swamp, not inoluded in the above measure- ment. Upon the land has been erected a large wool store, two sweat houses, lined with brick, pulling shed, largo shed for tanning; overseer's cottage, and six huts for the men ; also Soak and wash pens. The «hole conveniently arranged, and capable of fellmongering any quantity of skins. It will be seen from the plan that there are several ponds upon the property, which have perpendicular banks of great depth, and afford a never-failing supply of the purest water. The
distance from the landing place at the Bay is no _
more than one mile, and tho new road from Bris- .i bsno to Cleveland Point, which has just been made, and the creeks bridged, passes through the proporty.
The auctioneers feel that in having said this much, they have pointed out all that is necessary to command the attention of the woolstaplert but, besides the peculiar advantage that this pioperty offers for the continuance ot the business of fell- mongering, it has higher attractions to the mer- chant and speculator, since it is olear that Cleve- land must before long become the chief port of Queensland. No dredging maohine could by any possibility ever clear the Bar to tho Brisbane River, and even should the jealousy of the capital prevent the immediate lccition of the Port of Cleveland, no great length of time oan elapse be- fore the inhabitants of Ipswioh and the settlers of the interior will awake from their apathy to employ this harbour. Even now, and in anticipa- tion of this future, land in Cleveland is daily rising in value, and it is quite certain that the property now offered will at no distant day be as much prized as the ohoicest lots of the Riley
estate.
Lot 2.
Estate of Waterfield, on the Bremer River. The estate consists of 151 acres, having 25 chains frontage to the river Brisbano. and a like frontage to the high void between Brisbane and Ipswich, und distant only six miles from the lntter place. About 100 acres of the land is rich black soil, lightly timbered, and the remainder is good grazing land. The whole is securely fenced, and subdivided into fivo paddocks. A chain of water- holes i uns through tho property, being tbe only permanent water within a considerable distance. Twenty-threo acres are cleared and stumped, and aro now under cultivation with oats, barley, sor gum, arrowroot, and lucoino. The dwelling house, which is bountifully situated on the bank of the river, is built of hatdwood, and contains six good rooms, with verandah on three sides. There is a detached kitchen, servants' rooms, and store, with verandah the whole length. These premises aro well and faithfully built, and cost over £700. There aro, in addition, two stables, three stock- yards, shingloJ dairy, milking shed, and calf pen, with pigsties, and all the necessary buildings for a Iii st class dairy. The improvements for fell mongering are also very complete, and consist of a large wool store, 20 teet x 50, all of hardwood, 'pulling shod and sweat house, willi soaking and washing pens, together with five huts for the
men. t
N.B.-The present tenant is willing to contiuno a lease ot tho proporty.
The above propoi tios are offered for unreserved - sale, and wdl positively be knocked down ta Um highest bidder.
