To the Graziers and Stockholders of
New South "«Tales.
GENTLEMEN-Having made arrange-
ments with Mr. J. G. Hand, of Dun- heved, St. Mary's (a gentleman thoroughly acquainted with the nature and value of stock), which will secure his assistance in the out-door management of any sales of Fat Cattle or Sheep that may be entrusted to my care, I feel much confidence in soliciting your Agency, iu the event of your having such Stock to dispose of in the Sydney
market.
For your guidance, I beg to mention that my commission on such sales will be two and a half per cent., which charge will embrace the use of first-rate paddocks at Dunheved, St. Mary's, as well as the neces 'sary arrangements when expedient to boil down the stock; neither will any additional charge be incurred in the sale of the tallow, &c, produced, whether disposed of by private contract or at my usual Saturday's produce sale at auction.
The proceeds of sales will be paid to the credit of the proprietors of the stock, wherever they may direct, or invested in the purchase of supplies at the lowest market rates ; and advances will be made in cash, if required, on the delivery of the stock at the Dunheved Paddocks, St. Mary's, or at Petersham, near
Sydney.

Lot I.-Comprising all that Piece or Parcel of LAND, having a frontage to Bulwer-street of 50 feet, with a depth of 112 feet 6 inches; on which is erected,
A strong and subslantial 3-Story Building, of the following dimensions :
Length, 50 feet
Breadth, 22 feet 6 inches Height, 30 feet.
The basis of this edifice consists of well executed worked stone, 10 feet high, and constitutes the first story ; the superstruc- ture is of the best description of bricks, the walls composed of which sufficiently indicate the unparalleled ability of the workman.
Abundant light is afforded by means of IO windows fronting Bulwer-street, the principal of which are strongly secured by means of inserted, soldered, iron bars, and which, in connection with the massive gates on the first, second, and third stories, render the building one of great security.
A substantial and well executed Slab Building is attached to the premises, 35 feet long, 13 feet wide, and 9 feet high.
The establishment is so disposed or arranged that provision has been made on the land for the erection of a Dwelling-house of considerable magnitude, with a frontage
to Bulwer-street.
The premises have been converted into, and for years past have been known as, "WALTHALL'S" celebrated TOBACCO MANUFACTORY, and upon which the late proprietor expended the sum of £1,500.
Lot 2.-All that Piece or Parcel of LAND, having a frontage to Bulwer-street West of 121) feet, by a depth of 120 feet, on which magnificently stands the far-famed
"HUNTER RIVER BREWERY;"
Exhibiting an extensive longitudinal pile of buildings of the following dimensions:

The superstructure' is of well-wrought brick-work, consisting of two stories.
The Malt/Floor nearly extends the length of the building. At the west end is erected an ever-during Cistern, the interior of which (together with the malting floor) is of cement, and furnished with a turn-off cock, to emit the liquor conveyed thereto by means of conduits laid on for that purpose.
Adjoining the " malt floor" are the Kiln
and Steam-boiler Rooms.
The Granary and Engine Room compose a part of the second story, and from its exten siveness is admirably adapted to admit of the grain undergoing the requisite process prior to its transmission to the cistern.
The Malt Kiln, separated from the former by a partition wall, is in its dimensions l8 feet by 15 feet, having a sheet iron per-
forated floor.
Transversed is a second pile of building
Length, 64 feet Breadth, 21 feet Height, 20 feet.
The ground story is of brick-work, the floor of which is flagged, and is denominated the Working and Tun " Room." At the southern end are two arched stores, sub-
stantially erected, having a brick-paved
floor.
The appellation given to. the upper or second story is that of the Mashing ami Cooling Room, at the extremity of which are inlaid the " Wort" Copper and Liquor
Boiler.
Ventilators on both sides compose the walls of the second story, and are admirable in their adaptation for producing a refrigerant
influence.
The Court or Yard is suitably pre-occupied with Office and Sitting Room, Coopers' Shops, three-stalled Stable, Shed, Piggeries,
Sec, &c.
A Well, 40 feet deep, supplies the establish- ment with water without intermission.
These spacious and extensive premises, un- rivalled in the district of the Hunter, cost the proprietor £2,000.
Lot 3_All that Piece or Parcel of LAND, situate in the central part of the Town of West Maitland, being a Corner Allotment, having a frontage to High-street of 61 feet, with a depth or rather frontage to " Bulwer street" of 96 feet (more or less);
On which is erected, of excellent Brick- work, a large commodious VERANDAH COTTAGE, (lately occupied by the pro- prietor of the Maitland, Mercury,) ex- hibiting a frontage to High-street of 50 feet, by a depth of 32 feet, containing 7 rooms, inc., namely

The premises have been enlarged by the erection of a new Brick Building fronting " Bulwer-street," 25 feet 6 inches long, 13 feet 6 inches wide, 12 feet high ; forming an abutment to the dwelling-house, and is ap- propriated to the purposes of a Wine and Spirit Depot.
The dwelling-house and premises are highly respectable, in excellent condition, for busi- ness commanding an unrivalled situation ; at present occupied by Mr. S. Thompson, Wine and Spirit Merchant.
Lot 4.-Being the next BUILDING ALLOTMENT, having a frontage to High street of 40 feet, with a depth of 96 feet ;

Lot 5.-All that other Piece or Parcel
of LAND, parallel with the two former (and bounded by Mr. H. Rourke's new Saddler's Establishment), having a frontage to High street of 45 feet 4 inches, with a depth of 106 feet (more or less).
The late proprietor contemplated building on this premises a magnificent Inn, and erected of wrought stone a Subterranean Kitchen and Cellar, the floors of which are 9 feet 6 inches from the base of the building, which measures 37 feet by 30 feet 9 inches.
At the rear of the premises a Weather boarded Building has been erected, 61 feet long, 14 feet 9 inches wide, 8 feet 6 inches high; comparted into a comfortable Dwel- ling Houae, Couch House, and Stable.
This truly valuable and splendid portion of Town Property, comprising Lots 3, 4, 5, and the Verandah Cottage thereupon, were purchased for £1,500. Subsequently a con- siderable sum of money has been expended in accomplishing the improvements above
described.
Terms-10 per cent, cash deposit upon the
fall of the hammer ; 40 per cent, cash on completing the purchase ; the residue by bills at 6, 12, and l8 months (the last bill bearing six months' interest, at the rate ot 8 per cent.), with security on the property
if required.
